Floor Coatings Built for Wet Ground and Strong Sun
Epoxy flooring in Davie has to deal with conditions that a coating sold for a dry garage up north never sees. Davie sits in central Broward County, about 24 miles north of Miami, in a tropical monsoon climate with hot, humid summers. The slab under your garage rests on wet, porous ground, and much of what we coat sees direct sun for hours. A floor that lasts here starts with the concrete underneath and a system matched to it, not with the flake color.
Water under the slab
South Florida is built on porous limestone, and the water table is close to the surface. A 2025 Miami Herald report carried by WLRN noted that on dry days groundwater can sit as much as 10 feet below the surface in South Florida, and that U.S. Geological Survey wells recorded water levels rising as much as five feet in a single day during intense floods. Broward County now plans infrastructure around a future wet-season groundwater map because higher groundwater is expected as sea level rises. For a floor coating, that means moisture vapor can move up through the concrete and push against the coating from below. When that pressure is high, the result is blisters, bubbles or patches that peel off in sheets.
That is why we check the slab before recommending anything. Moisture vapor emission is commonly measured with the calcium chloride test (ASTM F1869), and an emission rate above 3 pounds of water per 1,000 square feet in 24 hours is cited as a risk for coatings. Internal relative humidity can be read with in-situ probes (ASTM F2170). On a slab that tests wet, we use a primer the manufacturer rates for moisture, or we tell you a coating is not a good idea on that floor yet.
Humidity and the rainy season
Fort Lauderdale averages about 61 inches of rain a year, and the wet season runs from May through October, with afternoon thunderstorms most days and highs in the upper 80s. HomeGuide's epoxy guide recommends applying epoxy between 60°F and 85°F with humidity below 85%, and notes that epoxy will not bond properly to a wet surface. In summer we work early, keep the garage door down when a storm builds, and move the date if the slab or the air is too wet. A day's delay costs less than a floor that fails.
Sun, heat and UV
Plain epoxy is rated poor to fair for UV resistance and can yellow in daylight. Polyaspartic coatings are rated excellent for UV resistance and resist yellowing. For a garage with west-facing doors, a covered lanai, a patio or a pool deck, we finish with a UV-stable topcoat. Outdoors, color matters too: light colors stay cooler under bare feet than dark ones.
Hurricane season and storm prep
The Atlantic hurricane season runs from June 1 to November 30, and the National Hurricane Center puts its peak around September 10. Garages here fill up with generators, fuel cans, plywood and shutters, and fuel or oil spills on bare concrete soak in and stain. A sealed resin floor keeps spills on the surface where they wipe up. If you want a floor done before storm season, book in spring so the coating is fully cured before the garage gets loaded.
Ranch properties, barns and workshops
Davie is known for its rural, Western side: horseback riding is common, and the town has been building an equestrian trail system with unpaved paths since 1986. Larger lots often have a barn, a tack room, a feed room or a pole-barn workshop on a concrete slab. Those floors take hooves, wet bedding, cleaning water, tractors and tools. For them we lean toward textured, slip-resistant finishes and thicker systems, and we talk through drainage and wash-down before picking the coating.
HOA communities in western Broward
Many neighborhoods in Davie, Weston, Cooper City and Southwest Ranches have homeowners associations. Under Florida Statute 720.3035, an association's architectural review authority applies only to the extent it is stated or reasonably inferred in its governing documents, and the statute limits review of interior features that are not visible from the parcel's frontage, an adjacent parcel, common area or a golf course. A garage floor usually falls outside architectural review, but a pool deck or driveway color that neighbors can see may need approval. Check your declaration, and we will give you a written scope and color sample to submit if needed.
What a typical garage floor includes
- A slab check for moisture, cracks, old sealers and oil
- Diamond grinding to open the surface and remove contamination
- Crack and pit repair, ground flush
- A primer or base coat suited to the slab's moisture
- Decorative flakes or color, if you want them
- A clear, UV-stable topcoat, with written walk-on and park-on times

Where We Work
Davie is home base. With 105,691 residents in the 2020 census, it is the largest town in Florida by population, and it mixes gated subdivisions with horse properties and the campuses of Nova Southeastern University and Broward College. From Davie we serve the rest of Broward County, including Plantation, Sunrise, Fort Lauderdale, Cooper City, Southwest Ranches, Weston, Pembroke Pines, Miramar, Hollywood and Dania Beach. Coastal neighborhoods add salt air, which matters for outdoor coatings and for anything metal on a garage floor. Western communities have more HOAs, larger garages and more ranch outbuildings. Everywhere in the county, the water table is high and the wet season runs May through October, so every job starts with a moisture check.

Why Homeowners Call Davie Epoxy Flooring
Slab checked first
Moisture, cracks, old sealers and oil are checked before we recommend a system, because South Florida slabs often hold water.
Ground, not just etched
Diamond grinding opens the concrete so the primer can soak in and grip.
UV-stable where it counts
Pool decks, patios and sunny garages get a polyaspartic or other UV-stable topcoat, not plain epoxy.
One written price
Your quote lists the area, prep, each coat and the cure times. Extra work happens only after you sign off on it in writing.

Common Questions
What does a Davie epoxy floor typically cost?
HomeGuide's national figures put installed epoxy at about $4 to $10 per square foot, or $1,600 to $5,800 for a two-car garage. Polyaspartic systems run higher, about $5 to $12 per square foot. Moisture mitigation, crack repair and flakes add to the total. Your number comes in writing once we have seen the concrete.
Is epoxy flooring good for a home?
On a sound, dry slab, yes: it seals the concrete, resists oil and fuel stains, and cleans with a mop. It is a poor choice on a slab with high moisture vapor emission unless the system is built for it, and plain epoxy should not be left in direct sun. That is why we check the slab and the exposure before recommending a coating.
Can I epoxy my floor myself?
You can. HomeGuide lists DIY kits at about $200 to $700, and they are sold at home centers in Davie. Most kit failures come from prep: kits usually rely on acid etching instead of grinding, and they do not test for moisture. On a damp South Florida slab, that is the step that matters most.
How much epoxy for a 1000 sq ft floor?
Material quantity depends on the product's coverage rate and how many coats the system has, which is listed on the manufacturer's data sheet. For budgeting, HomeGuide's $4 to $10 per square foot works out to about $4,000 to $10,000 installed for 1,000 square feet, before moisture mitigation or repairs.
What kind of epoxy do you use on floors?
It depends on the slab. HomeGuide notes that water-based epoxy can go on a damp floor but lasts about 3 to 5 years, while 100% solids epoxy lasts about 10 to 20 years but should not go on floors with moisture problems. We often use epoxy as the primer or base coat and finish with a polyaspartic topcoat for UV resistance.
Will my HOA need to approve a coating?
Florida Statute 720.3035 limits association review to what the governing documents allow, and restricts review of interior features not visible from the frontage, neighbors or common areas. A garage floor rarely needs approval; a visible pool deck or driveway color may. Check your declaration.
When is the best time of year to coat a floor in South Florida?
The dry season, roughly November through April, is easier: lower humidity and fewer afternoon storms. We do coat floors in summer, working early in the day and rescheduling if the slab or air is too wet. If you want the garage ready before hurricane season, aim for spring.
